How we are paid

For standard main residence and buy-to-let mortgages we charge an administration fee of either £495 for purchases, or £395 for remortgages. This is paid after you are in receipt of a lender-generated Agreement in Principle that you are happy to proceed with and is refunded if we do not obtain an acceptable formal mortgage. In addition, most lenders will pay us a commission, which is paid by the lender after completion of a mortgage.

However, for more complex cases, specialist lending, lending to ex-pats, lending to foreign nationals living abroad, or commercial mortgages we charge an administration fee of £600, which is paid once you are in receipt of a lender-generated Agreement in Principle that you wish to proceed with. Lenders for commercial loans produce a document known as Heads of Terms, or Indicative Terms, which is their equivalent of an Agreement in Principle and the £600 administration fee is payable once you have confirmed that the terms are acceptable and you have asked us to instruct the valuation. Once you are in receipt of an acceptable formal mortgage offer, that you instruct your solicitor to use to complete with a broker fee of 1% of the loan amount becomes payable by you, although in most instances this is collected by being deducted from the loan at completion. The lender may also pay us a commission.

When we receive an enquiry our first goal is to establish whether we are able to assist you with your needs and objectives and second to discuss how we would be paid for our services should we be instructed to proceed. There is no charge for this preliminary meeting and no obligation on either side.
